Mildew is a message about humidity
Mildew is a common name for mold growth that stays on the surface of materials, typically appearing as white, gray or light black patches. It thrives where humidity stays high and air does not move: bathroom ceilings above showers, the back of closets on exterior walls, window sills with condensation, basement walls and stored fabrics or leather.
In Los Gatos, CA homes, mildew usually tells us that moisture in the air has nowhere to go. Cleaning it is straightforward. Keeping it away requires understanding why that particular spot stays damp.
Cleaning without damage
Surface mildew on non-porous or sealed surfaces such as tile, glass, painted walls and finished wood can usually be cleaned effectively. We use appropriate cleaning agents and HEPA vacuuming, taking care not to damage finishes or spread spores. Grout and caulk with deep staining may need removal and replacement.
If what looks like mildew has penetrated into drywall paper, unfinished wood or insulation, it has moved beyond surface growth. In those cases, we recommend treating it as a mold removal job, with the containment and material removal that requires. We will tell you honestly which situation you have.
Controlling the conditions
Prevention starts with humidity. Bathroom exhaust fans should vent outdoors and run long enough to clear moisture after showers. Closets on cold exterior walls benefit from improved air circulation. Basements often need dehumidification, especially in humid months.
We measure humidity levels during our visit and give specific recommendations for your space. Where it fits our scope, we can install or repair fan ducting and address minor leaks. Small changes to airflow and moisture often make a larger difference than any cleaning product.

What a Los Gatos, CA customer said
Our bathroom ceiling kept growing mildew no matter how often we cleaned. They found the fan was venting into the attic, fixed the duct and cleaned everything. It has stayed clean since.Rachel P.Recurring bathroom mildew, Los Gatos, CA
Mildew Removal questions
Mildew usually refers to surface growth that is easier to clean. Mold that has grown into porous materials often requires removal.
Usually because the exhaust fan is undersized, not vented outdoors or not run long enough after showers.
Surface mildew mainly affects finishes, but the humidity causing it can eventually lead to more serious mold growth.
